Senior Living, Apartment Complex Among Next Planned In North Scottsdale Cavasson Project

A residential health care facility and a 400-unit apartment complex are among the next planned developments at Cavasson, the master-planned development in north Scottsdale.

Vi at Cavasson will include a four-story main building several other buildings with villas and amenities, according to documents submitted to the city of Scottsdale. The plans call for the facility to offer minimal care units and specialized care units on an 11.2-acre site. In total, the development will have 327 beds, including 230 for minimal care and 91 for specialized care.

The development also plans to have a clubhouse with a swimming pool and spa, golf simulator, snack bar and billiards room. Common amenities that will include a wellness concierge, telemedicine, rehabilitation services, physical therapy, massage, occupational therapy, stretching and yoga and other offerings. Outside, there will be a nine-hole putting course, walking trail, fire pits and other amenities.

The site is located within Nationwide Realty Investors’ Cavasson development, a 134-acre mixed-use development near Loop 101 and Hayden Road. Vi at Cavasson will be located between Miller Road and Claret Road on the north side of Cavasson Boulevard.

“The development plan seeks to maximize the potential of this key, undeveloped site with an iconic, pedestrian friendly, residential health care facility that is economically viable and provides the community with a much-needed senior community,” the applicants for the project wrote in the plans submitted to the city.

Classic Residence Management Limited Partnership is the developer, doing business as Chicago-based Vi Senior Living, according to city documents. Vi Senior Living has two other locations in Scottsdale. The architect for the project is Orcutt Winslow. The city’s development review board is scheduled to have a hearing about the development on February 3.

Grayhawk Residences at Cavasson has also submitted plans to the city for a 400-unit apartment complex, north of the planned Vi Senior Living site.

According to plans submitted to the city, the development will include studios, one-bedroom, two-bedroom and three-bedroom units on an 18-acre site. Buildings are planned to be three stories tall. Amenities are planned to include a recreation facility, fitness facility and swimming pool. ORB Architecture is the architect for the project and Grayhawk Development is the developer.

Cavasson is planned to be a mixed-use development including offices, apartments, hotels, restaurants and retail. Nationwide Realty Investors, the real estate investment arm of Nationwide Mutual Insurance, bought the land in 2018 at an Arizona State Land Department auction, and has moved forward with several developments on the property, including the office designed to serve as Nationwide’s regional headquarters. At the time, Nationwide executives estimated that the development would cost nearly $1 billion at full buildout. Plans have also been submitted to the city of Scottsdale for restaurant, hotel and additional office space at the development.
