Mesa City Council has approved multiple measures to support the new Gateway Auto Mall, a 60-acre development project at Signal Butte Road and State Route 24. This approval includes rezoning, a development agreement, and pre-annexation steps, paving the way for an auto dealership hub in the southeast area near the Mesa and Queen Creek border. The developer is eligible for $11.6 million in tax incentives, contingent on public infrastructure improvements, right-of-way dedications, and opening new dealerships. The project is projected to bring $156 million in revenue to Mesa by 2049 if five dealerships become operational. Construction milestones require the first phase of infrastructure to be dedicated by April 2028, with the first dealership opening by mid-2029. The area is positioned to become a significant auto retail location, with additional nearby dealership developments underway.
