The Mesa City Council approved land rezoning, a retail tax incentive, and a development agreement for the 120-acre Berge Destination at Gateway project near State Route 24. Owned by the Berge family, the project will feature auto manufacturers, retail, and multifamily units. The developer could receive $14.4 million in reimbursements for infrastructure improvements and aims to start offsite work by the end of July. The city estimates significant sales tax revenue from the auto mall, potentially reaching $42.9 million from eight dealerships by 2034. The project includes strict use restrictions, limiting drive-thru locations and prohibiting mini-storage facilities. Additionally, Walmart plans to build a 171,000-square-foot retail store nearby.
